Your Deposits
Enter total deposits for each month
Most recent month first. Sample amounts are shown, replace them with the total deposits from each statement, or use quick fill.
Transfers between your own accounts, loan proceeds, refunds, and unusually large one-time deposits are generally excluded unless they can be documented as business income.
The expense ratio accounts for business costs and varies by program and business type. A letter from your CPA or tax preparer, or a profit-and-loss statement, may support a different ratio.

How Bank Statement Income Works
Bank statement programs are built for self-employed borrowers whose tax returns don't reflect what their business actually earns. Instead of tax returns, income is calculated from 12 or 24 months of bank statements.
Eligible deposits are totaled and averaged by month. With business statements, an expense ratio is applied to account for business costs, then the result is adjusted for your ownership share. With personal statements, eligible deposits are generally used without an expense ratio, though program rules vary.
Underwriters also look at the trend. Steady or rising deposits are straightforward; a meaningful decline may change how income is calculated. Learn more on our Self-Employed & Alternative Income page, or bring your estimate to the Affordability Calculator.
