What Makes a Loan Jumbo?

A loan is jumbo when the loan amount exceeds the conforming limit set each year by the Federal Housing Finance Agency. Jumbo lenders set their own guidelines for down payment, reserves, credit, and documentation, so comparing programs across lenders matters more here than anywhere else.

Jumbo Programs

Prime Jumbo

Our flagship, the strongest jumbo pricing for well-qualified borrowers with documented income.

  • Loan amounts up to $3.5 million
  • Down payments typically 20%, with options as low as 10% for qualified borrowers on select programs at lower jumbo loan amounts
  • Primary residences, second homes, and investment properties

Interest-Only Jumbo

  • Interest-only payments for an initial period, then fully amortizing
  • Often used by borrowers with variable or bonus-weighted income
  • Principal is not reduced during the interest-only period, we'll walk through the tradeoff

Self-Employed & Asset-Based Jumbo

  • Qualify with personal or business bank statements, 1099, or P&L on select programs
  • Asset depletion turns documented liquid assets into qualifying income

Second Homes & Investment Property

  • Jumbo financing for coastal and vacation homes and higher-value rentals
  • Down payment and reserve requirements are typically higher than on a primary residence

Super Jumbo

  • Loan amounts up to $20 million on qualifying programs
  • Adjustable-rate structures with 5-, 7-, or 10-year initial fixed periods
  • Requires substantially more equity than other jumbo programs; pledged assets or cross-collateral can reduce the cash required

Buy Before You Sell, Cross-Collateral

Use the equity in your current home to buy the next one before it sells.

  • Pledge one or more properties you own as additional collateral alongside the home you're buying
  • Minimum cash down is typically 10% on a primary residence and 20% on a second home or investment property
  • Financing up to 100% of the purchase price when additional real estate collateral is pledged, on qualifying purchase transactions with substantial combined equity, significant cash reserves, and no gift funds
  • Available on our super jumbo adjustable-rate programs
  • All pledged properties secure the loan until the program's release conditions are met

Pledged Assets

Keep your portfolio invested and put less cash down.

  • Pledge eligible stocks, bonds, mutual funds, CDs, or savings instead of selling them
  • On qualifying super jumbo adjustable-rate programs, financing up to 90% of the property value, the lesser of the purchase price or appraised value, may be available when eligible assets are pledged
  • If the pledged account falls below its required minimum value, you will need to add assets to restore it
  • Retirement accounts are not eligible

Jumbo Construction

One-time-close construction-to-permanent financing for custom builds and major renovations from $1 million to $20 million. See Construction, Renovation & Land

About adjustable rates: our super jumbo and jumbo construction programs use adjustable-rate structures. After the initial fixed-rate period, your rate adjusts periodically based on a market index and can increase, which can increase your monthly payment. On some programs, the rate cannot adjust below your starting rate even if market rates fall. We'll walk through the adjustment schedule and rate caps with you before you commit.

How This Can Work

Example
The 10% Down Buyer

A relocating executive could put 20% down, but only by selling appreciated stock. A jumbo program with 10% down lets her buy and keep the portfolio intact. Reserve requirements are higher, which she comfortably meets.

We have programs with down payments as low as 10% for qualified borrowers on select programs at lower jumbo loan amounts. Requirements increase with loan size, and super jumbo and construction programs require substantially more equity. Lower down payments generally come with higher credit and reserve requirements.

Yes. Bank statement, 1099, P&L, and asset depletion programs exist for borrowers whose tax returns understate what they earn.

Prime Jumbo reaches $3.5M and super jumbo financing reaches $20M on qualifying programs. As loan amounts increase, down payment and reserve requirements increase too.

Yes. On qualifying super jumbo programs, you can pledge your current home as additional collateral, which can allow financing up to 100% of the purchase price when combined loan-to-value limits across both properties are met. Both homes secure the loan until the release conditions are met. A bridge loan is another option, and we'll compare the two.

Loan programs, terms, eligibility, loan amounts, down-payment requirements, credit requirements, and closing timelines are subject to lender guidelines and may change. Not all borrowers or properties will qualify. Adjustable-rate mortgages carry interest rates that may increase after the initial fixed-rate period.
