Investor Bridge, Fix & Flip & Construction Financing.

Short-term financing to acquire, renovate, or build, then sell or refinance into long-term financing. Leverage grows with your track record, but first-time investors can qualify on select programs, and qualification is driven mainly by the property, the project, and your exit.

Up to 80% Purchase LTV*
Fix & Flip: Up to 95% LTC / 80% ARV*
100% of Approved Rehab Budget*
First-Time Investor Options*

*Available on qualifying programs. The 95% LTC / 80% ARV leverage applies to experienced investors on the fix & flip program. Eligibility, loan amounts, leverage, and terms vary by program, property, project, and experience.

Renovation funds are generally released through reimbursement draws as completed work is verified; you may need enough cash to fund each phase before it's reimbursed.

Programs

Bridge

Short-term financing to buy or refinance an investment property quickly, built around your exit.

  • Purchase financing up to 80% loan-to-value; cash-out refinance up to 75%, on qualifying programs
  • Loan amounts up to $5M+ on qualifying programs; available loan size generally grows with experience
  • Interest-only payment structures available; no prepayment penalty
  • Income and employment documentation generally not required on qualifying programs
  • Close in an LLC, another entity, or your personal name, depending on the program

Fix & Flip and Rehab

The purchase and the renovation in one loan.

  • For experienced investors on qualifying programs: up to 95% of total project cost, capped at 80% of after-repair value
  • 100% of the approved renovation budget may be financed on qualifying programs
  • Renovation funds are reimbursed in draws after each phase is inspected, not advanced up front
  • Newer investors may qualify on select programs, typically at somewhat lower leverage
  • No prepayment penalty

How renovation draws work: the approved renovation budget is held back at closing and released as each phase of work is completed and verified by an inspector. Because draws reimburse work already done, you need enough cash on hand to fund each phase before it's paid back. The renovation is fully financed, but it isn't pre-funded, we'll help you map the draw schedule before you close.

Ground-Up Construction

  • Up to 90% of total project cost, capped at 75% of after-repair value (LTARV), on qualifying programs
  • Loan amounts up to $5M+ on qualifying programs
  • Infill lots, ADUs, and build-for-sale projects; construction funds released in draws tied to build milestones
  • Blanket loans can finance multiple lots or homes under one construction loan on qualifying programs
  • Stronger terms typically available with 2 to 3 completed projects in the last 36 months; no prepayment penalty on qualifying programs

Larger Spec Builds

A separate program offers loan amounts from $2 million to $20 million at lower leverage, up to 65 to 70% of total project cost on loan amounts up to $3 million, stepping down on larger loans. Tax returns are required, and a prepayment penalty applies; we'll walk through it before you choose.

Build to Rent?

Once the property has its Certificate of Occupancy, a DSCR loan can pay off the construction or blanket loan on qualifying programs, no executed lease required on qualifying transactions. See DSCR Takeout Financing

How Experience Shapes Your Terms

  • First-time investors, including those with no completed projects, can qualify on select programs
  • More experience generally opens higher leverage, better pricing, and larger loan amounts
  • A completed project is typically a documented sale or refinance of a finished property within a recent look-back period
  • Eligible properties: single-family, condos, townhomes, 2 to 4 units, and small multifamily up to 9 units in South Carolina
