Buy Before You Sell. Move on Your Timeline.

When the right home comes along before your current one sells, or you're moving to South Carolina before your job starts, the financing has to fit the timing. Bridge financing lets you tap your current home's equity and make a cleaner, non-contingent offer, and our relocation options handle the timing, income, and distance problems that come with a move.

Bridge Loan

A short-term loan secured by the home you already own, used to access its equity for your next purchase and repaid when it sells.

  • Loan amounts up to $2,000,000 on qualifying programs, with leverage based on your current property's value
  • Your current property may be a primary residence, second home, or investment property
  • No income or employment documentation required on qualifying programs
  • 12-month term with no monthly payments, interest is deferred and paid at payoff; extensions may be available, conditions apply
  • Secured by your current property, never the home you're buying

Payments and costs during the overlap: the bridge loan requires no monthly payments, but interest still accrues and is paid from your sale proceeds at payoff, so the longer the bridge is outstanding, the less you net from the sale. You may also be paying your new mortgage, and any remaining financing on your current home, during the overlap. The 12-month term works best when you expect to sell within that window; extensions may be available case by case, with conditions, so it's wiser not to build your plan around one. We'll lay out your monthly obligations and an estimated payoff before you commit.

Bridge HELOC

A line of credit against your current home, draw only what the next purchase needs.

  • Loan amounts up to $1,000,000 on qualifying programs
  • Primary residences, single unit; first or second lien
  • Documented income and employment required
  • Interest-only during a 10-year draw period, then a 20-year repayment period, a longer runway if your home takes time to sell

A HELOC's rate can change over time, and making interest-only payments during the draw period does not reduce principal. Payments may increase when the repayment period begins.

Buying a higher-value home? On qualifying super jumbo programs, you can pledge your current home as additional collateral on the new home's mortgage instead of using a separate bridge. Both homes secure the loan until the program's release conditions are met, and the loan is adjustable-rate. See Buy-Before-You-Sell Jumbo Options

Relocating to South Carolina

Relocation isn't a loan type, it's three problems. Here's how each gets solved.

  • Timing: bridge financing lets you buy here before you sell there.
  • Income: on qualifying programs, close up to three months before your new job begins using an eligible signed offer letter. 1099 and No-DTI options help when your income is in transition.
  • Distance: remote and out-of-state closing options on qualifying transactions, and we coordinate with your agent, title company, and insurance.

Military & PCS Moves

We work with service members relocating to Joint Base Charleston, MCAS Beaufort, Parris Island, Shaw Air Force Base, and Fort Jackson.

  • VA financing with 100% financing available on loan amounts up to $2,000,000 for eligible borrowers
  • No private mortgage insurance; VA funding fees may apply unless the borrower is exempt
  • Remote closing options for service members who can't travel before the move

The Non-Contingent Offer

A Mount Pleasant family finds the right house, but their current home isn't listed yet. A bridge loan taps their current home's equity for the down payment, so they write a clean offer, move once, and sell afterward.

Tell Us About the Move.

The home you're buying, the one you're leaving, and the timeline between them. We'll show you how to sequence it.

Loan programs, terms, eligibility, loan amounts, down-payment requirements, credit requirements, and closing timelines are subject to lender guidelines and may change. Not all borrowers or properties will qualify. Adjustable-rate mortgages carry interest rates that may increase after the initial fixed-rate period. Home equity lines of credit carry variable interest rates that may increase over time.
